Buying a Property
Purchasing a home involves considerably more than signing an Agreement of Purchase and Sale. A real estate lawyer plays an important role in reviewing the transaction, investigating title, dealing with the lender, preparing and registering the necessary documents, and completing the transfer of ownership.
At Sahib Law, we can assist you throughout the purchase transaction, including reviewing the Agreement of Purchase and Sale where requested, conducting title searches, reviewing title-related matters, communicating with your mortgage lender, arranging title insurance where appropriate, preparing closing documents, calculating closing adjustments, and registering the transfer and mortgage.
What We May Need From You
For a residential purchase, you may be asked to provide:
- A copy of the Agreement of Purchase and Sale and all amendments, waivers, and related documents
- Identification and information required for client identification and verification
- Your marital or spousal status
- Information regarding whether you are a first-time home buyer
- Mortgage lender or mortgage broker information
- Condominium Status Certificate, where applicable
- Property insurance information or confirmation required by your lender
- Information concerning any assignment of the Agreement of Purchase and Sale, where applicable
- The balance of funds required to complete the transaction
Additional information or documentation may be required depending upon the particular transaction. We recommend contacting our office as early as possible after entering into an Agreement of Purchase and Sale so that sufficient time is available to review and prepare for your closing.
